Our objective was to transform a standard 4-bedroom property into a 7-bedroom HMO (House of Multiple Occupation), each with an ensuite bathroom, adhering to government regulations. The challenge lay in maximizing space efficiency while ensuring all design and safety standards were met. The property was needed to meet the growing demand for high-quality shared living spaces that offer privacy and functionality, particularly in line with the government’s stringent requirements for HMOs regarding room sizes, fire safety, and amenities.

We began by conducting a thorough analysis of the property, focusing on how to optimize the layout to accommodate seven fully functional bedrooms while maintaining spacious communal areas. The house was fully insulated (ground, all walls, ceiling), and an acoustic floor system was installed to enhance both energy efficiency and soundproofing, ensuring a comfortable living environment. Our design considered both comfort and functionality, ensuring that each bedroom would feature its own ensuite to meet modern demands for privacy and hygiene. This was especially critical given the heightened importance of personal space post-pandemic. We carefully navigated the planning and building regulations for HMO conversions, ensuring full compliance with local authority requirements.

The final result was the seamless conversion of the property into a high-specification 7-bedroom property. Each bedroom was equipped with its own ensuite, offering tenants a luxurious yet practical living solution. We also incorporated modern, energy-efficient systems to enhance sustainability, ensuring the property was not only compliant but future-proofed. This project exemplified how strategic design can transform a typical residential property into a desirable HMO, perfectly suited for today’s professional tenants.
